Team Europe Holds on for Ryder Cup Victory in Italy

A biennial golf tournament involving the best players from Europe and the United States, the Ryder Cup began in 1927 at the Worcester Country Club in Massachusetts. Since then, it has been held at different venues in the US and Europe and featured a variety of scoring formats. Europe won the most recent Ryder Cup, which took place at the Marco Simone Golf and Country Club in Italy from September 29 to October 1, 2023.

Europe won the competition 16.5-11.5 thanks in large part to the play of Rory McIlroy, who earned four of a possible five points in his matches. The scoring format, which has been in place since 1979, featured three days of competition with two sets of four fourball and foursomes on the first two days and 12 singles matches on the final day.

McIlroy, in his seventh Ryder Cup appearance, beat Sam Burns 3 and 1 in head-to-head competition on Sunday. On Friday, he teamed with Tommy Fleetwood to beat Xander Schauffele and Patrick Cantlay 2 and 1 and with Matt Fitzpatrick to beat Schauffele and Collin Morikawa 5 and 3. He and Fleetwood beat Justin Thomas and Jordan Spieth 2 and 1 Saturday morning, while his lone defeat came with Fitzpatrick against Cantlay and Wyndham Clark Saturday afternoon.

McIlroy could have tied the match with Cantlay and Clark by making his putt on the 18th hole. While he missed the putt, the bigger story was the altercation he had with Cantlay’s caddie, Joe LaCava, whom McIlroy believed broke golf etiquette by celebrating too long and standing too close to his putting line. Video taken later that night showed a furious McIlroy being held back from LaCava, calling the behavior “[expletive] disgraceful.”

Europe swept Friday’s opening session to jump out to a 4-0 lead and the Americans, despite brief periods of hope on Sunday, were never truly in contention. Europe sealed the victory in the singles match between Fleetwood and Rickie Fowler. The American conceded a birdie to Fleetwood on the 16th hole after his drive sailed into the water. Fowler is now 1-8-5 in 14 career Ryder Cup matches outside of the US. Max Homa was one of the few bright spots for the US team, going 3-1-1 in his first Ryder Cup.

Despite the Ryder Cup taking place in Europe, captain Luke Donald, who selected the team’s 12 players, said that “not many people gave us a chance,” owing in large part to its performance two years ago at Whistling Straits in Wisconsin. The Americans won that match 19-9, marking Europe’s most lopsided loss in the Ryder Cup. However, with their win in Italy, Europe has now won seven consecutive Ryder Cups on home soil, dating back to 1993 when the US won at The Belfry in England. Europe has also won 10 of the 14 Ryder Cups since 1995.

Nonetheless, the United States maintains an overall advantage in Ryder Cup victories since the event’s inception. However, in the modern era, which commenced in 1979, Europe has compiled a record of 12 wins, nine losses, and one tie. Before that, the event was contested between the top players in the US and the top players in Great Britain. The Bethpage Black Course in New York will host the 2025 Ryder Cup, while the event will return to Europe at Adare Manor in Ireland in 2027.

No One Way to Play – Pickleball Variations and Rules

Pickleball is a type of racquet sport first developed in the 1960s. While there are some similarities to tennis, pickleball is a much more accessible game. People of all ages and activity levels can enjoy the game, and converting unused tennis courts into pickleball courts is simple.

A single tennis court can accommodate up to four pickleball courts. The sport has recently gained popularity, and pickleball courts are popping up in community centers, residential complexes, and public parks.

Like many other games, pickleball has standard rules and multiple variations. Standard or classic pickleball is the traditional version of the game. It can be played as a singles game or in teams of two. Players serve the ball diagonally across the court. Players must remain outside the non-volley zone, within 7 feet of the net, unless the ball lands in that area.

The round continues until the ball goes out of play. This can happen in several ways. For example, a player can hit a ball out of the court lines, allow the ball to bounce more than twice, or hit the ball into the net. Each team gets two turns to serve before transferring the ball to the other side.

The first team to gain a specific number of points wins. Depending on the players ‘ decision, this number may be 11, 15, or 21. A pickleball game can only be won by a two-point difference. So if teams are tied, or one side is only up by one, the game will continue until the two-point lead requirement is fulfilled.

Not all versions of pickleball follow the same rules. The gameplay can vary considerably based on the number and experience level of the players. A less formal version of pickleball, known as quickstart, removes the non-volley zone. This allows players to hit the ball from anywhere on the court, making it an easier experience for beginners. To make the game even more accessible, the net goes down from its usual height of 34 inches.

Dinking is another version for people interested in less complicated gameplay. Rather than avoiding the non-volley zone, players purposefully stand close to the net and try to volley the pickleball as fast as possible.

Some types of pickleball allow for more than four players. Up to three players can play per side at the same time. In a 12-person version of pickleball, each team of six takes turns with a single paddle. After a volley, the paddle passes to the next person, and so on, until the ball is no longer in play.

Pickleball doesn’t always take place on an outdoor court. Some versions of the game take place indoors or on the sand. The equipment varies with each setting, as outdoor balls can withstand windy conditions and harder surfaces.

Beach pickleball doesn’t have the same bounce requirement as versions played on hard courts. Instead, players must engage in rapid-fire volleying. The court dimensions are also shortened due to the increased difficulty of running on sand. Beach pickleball restricts plays within the no-volley zone, but this area is much smaller Players can also serve the ball in any style they want. What Is Value-Add Real Estate Investing?

Also referred to as value-oriented real estate investing, value-add real estate investing is a commercial real estate (CRE) investing strategy that involves an investor purchasing a commercial property with existing income but requiring physical and operational improvements to tap into its full income potential. The income-generating potential of most CRE is the determinant of the property’s value.

Thus, by increasing its net operating income (NOI), investors increase its valuation too. After they achieve this, they can go in several directions, including refinancing the property, taking out equity from the higher-valued property, keeping it for a long-term hold, or exiting the deal via a disposition. Whichever option investors choose, both they and the owners capture the equity built via the improved property value.

Value-add real estate is one of the four real estate investing strategies CRE investors can pursue, along with core properties, core-plus properties, and opportunistic real estate. Each comes with a different level of risk and earning potential.

Core properties are usually well-established premium properties at premium locations with quality, long-term tenants. They entail the lowest risk and lowest but steadiest returns. Next come core-plus properties, which are also top-quality stable assets at attractive locations. They are slightly riskier than their core counterparts but can bring higher returns with minor physical improvements, tenant repositioning, and existing cash flow stabilization.

Value-add real estate can involve more considerable improvements, such as market repositioning and redevelopment. Thus, it is even higher on the risk spectrum but provides investors with greater capital growth potential and bigger returns. Opportunistic real estate is the riskiest strategy with the highest returns potential. Most often, these include land acquisitions, ground-up developments, and property conversions.

When looking for a suitable value-add property, CRE investors should consider characteristics such as below-market rents, low economic occupancy (how many people pay rent) and occupancy rates, physically obsolete exterior and interior, and poor property management.

When selecting ways to increase a property value, value-add real estate investors should make several important considerations. The primary one is the property’s positioning in the local market and its competitive power for tenant acquisition compared to similar properties in the vicinity. Others include identifying the main drivers of the property’s NOI and areas of improvement. Some examples of value-add real estate improvements are changing the property management company, upgrading the interior and exterior, and repositioning or rebranding the property.

Depending on the amount of work and capital investment a property requires to increase its value, value-add real estate can fall into three categories: light, medium, and high value-add.

Light value-add usually involves performing any deferred maintenance and affordable physical improvements. It requires minor capital investments but significantly improves the property’s look both inside and out. Light value-add interior improvements may encompass repainting units; replacing electrical, lighting, and plumbing fixtures; and adding new furniture and carpets. Among the exterior enhancements are refreshing painting, re-striping parking lots, renovating amenities, and upgrading the landscape.

Medium value-add improvements build on their light value-add counterparts and include more costly enhancements, such as complete renovation of bathrooms, kitchens, and roofs, as well as replacement of heating, ventilation, and air-conditioning systems. For many successful CRE investors, medium value-add real estate yields the best return on investment.

Finally, heavy value-add improvements include both light and medium value-add upgrades but may also involve sweeping renovations. Examples include adding or removing adjacent buildings and investing in new luxury amenities such as community centers, rooftop decks, and swimming pools.

Common Driving Mistakes in Golf and How to Fix Them

In golf, a drive, also called a tee shot, refers to a long-distance shot hit from the tee box (a closely mown area with boundaries defined by the tee markers and the cut of the grass) and intended to move the golf ball far down the fairway (a closely mown area between the tee box and the green) toward the green (an area with grass cut even shorter). Golfers usually use drivers for driving. Drivers are golf clubs with the smallest loft or the angle between the clubface (the clubhead’s forward-striking surface) and an imaginary vertical plane perpendicular to the ground. The smaller a club’s loft, the more powerful the club and the farther the golf ball can travel when hit with it.

Driving requires balancing accuracy and distance and can be challenging for golfers of all levels. Some of the most widespread driving mistakes relate to incorrect stance, wrong ball setup, level shoulders, and poor alignment.

Finding the correct driving stance can be difficult. On the one hand, drivers are the golf clubs with the longest shaft (a golf club’s middle part between its clubhead and the grip), which creates the longest swing, and, thus, requires a wider stance to control the swing properly. On the other hand, a wider stance can result in swaying back and through the swing, which, in turn, can cause inconsistencies in ball flights and shot patterns.

Using alignment sticks (long, thin training rods that help golfers check the accuracy of their bodies and club position and align them to the intended target) during shot practices is a great way to achieve the correct driving stance. Professionals advise placing the sticks on the chosen target line and ball position and taking a shoulder-width stance. Golfers should aim to maintain a stable base as they make several swings. Doing so will allow them to rotate their bodies properly, enhance their balance, and prevent them from moving off the ball.

Correctly setting up the golf ball is also critical for a successful drive. Many novice golfers position it too far back, in the center of their stance. As a result, they hit the ball at the low point of their swing or down on it while they should be hitting it up. Hitting down with a driver leads to higher spin and shorter distance.

The ball should be slightly forward in the golfer’s stance. Several ways exist to determine the correct setup. One example is placing the ball off the inside of the lead arm (for right-handed golfers, this will be the left hand). Another example involves tracing an imaginary line straight out of the inside of the lead heel and positioning the ball on that line.

Leveling the shoulders can also cause golfers to hit down on the ball and ruin the drive. To prevent this from happening, they should tilt their shoulders slightly as they take their driver setup. The lead shoulder should be slightly higher, and the trail one slightly lower.

For right-handed golfers, these are the left and right shoulders, respectively. Tilting the shoulders will help to hit up on the ball and achieve a good, high drive.

Finally, the long shafts of modern drivers force golfers to stand farther away from the ball, hindering proper alignment. Again, using alignment sticks can help. They allow golfers to see how they should position their feet according to the chosen target.

Professionals also recommend asking a fellow player to check the lines of the hips and shoulders from behind. The reason is shoulders and hips remain open even with properly aligned feet, which, in turn, can cause a slice. A slice occurs when, due to sidespin, the ball dramatically curves to the right or the left, depending on whether the golfer is right-handed or left-handed.
